InspectionAI drafts your full property inspection report from field voice notes and photos. You review, approve, and deliver. Most inspectors cut report time from four hours to under forty-five minutes.
You are a field professional. You walk properties, spot issues, and protect buyers. But somewhere along the way, inspection software turned you into a typist. You spend four hours per job writing sentences you already said out loud on-site.
That is not your value. That is overhead. InspectionAI gives you those hours back. You narrate in the field. We write it up. You review and send.
The Process
InspectionAI works the way you already work on-site. No new devices. No new workflows. Faster output at the end of every job.
Step 01
Use the InspectionAI mobile app to record short voice clips as you move through the property. Roof, foundation, HVAC, electrical -- call out what you see the same way you always have. The app timestamps each clip to its location in the inspection sequence automatically.
Step 02
Photograph defects with your phone as you always do. InspectionAI reads the EXIF data and groups photos by room and system. No manual tagging required. A single confirmation tap before you leave the property locks the grouping.
Step 03
While you drive to the next job, InspectionAI converts your voice notes into professional prose, attaches the correct photos, populates your standard disclosures, and formats everything to your report template. The draft lands in your inbox within 20 minutes of leaving the property.
Step 04
Open the draft on your phone or laptop. Add clarifications, adjust language, apply your e-signature. Send directly to the client and agent from the app. Same-day delivery becomes the standard for every job you run, not just the easy ones.
Built for the Field
These features were designed by watching real inspectors work, not by guessing at what a demo needs. Each one cuts time on the back half of your job.
Narrate findings in plain English on-site. InspectionAI converts your clips to professional inspection language with correct terminology for 47 inspection systems and sub-systems. Your voice. Industry-standard output. Terminology you can stand behind in court.
Photos attach to the correct section of the report based on timestamp and the system you were narrating at the time. Defect photos get an auto-generated caption. You verify and move on. No sorting, no dragging, no searching your camera roll at 9 PM.
Upload your existing report template once. InspectionAI writes into your format, preserves your company logo and header, and matches the structure your clients and agents already recognize. Switching to InspectionAI does not mean retraining your referral base.
Store standard language for common defects -- improper grading, missing GFCI protection, undersized water heater, double-tapped breaker. InspectionAI auto-inserts your preferred language whenever you narrate those findings. Consistent reports. Zero repetition.
The AI was trained on ASHI and InterNACHI standards. It knows the difference between Deferred Maintenance, Safety Concern, and Major Defect. It does not conflate them. Your E&O exposure depends on precise language and InspectionAI does not guess at which classification applies.
Send the finished report to clients and agents without leaving the app. Automated delivery confirmation, a shareable download link, and an optional follow-up message at 48 hours asking if they have questions. Referrals come from experiences like this.
Standards Compliance
Inspection regulations vary by state. Reporting requirements in California are not the same as Texas or Florida. InspectionAI ships with state-specific language libraries for all 50 states and flags findings that trigger a mandatory disclosure in your jurisdiction before the report leaves your hands.
It does not replace your professional judgment. It implements your judgment in the exact format your state licensing board expects to see on every report you sign.
From the Field
These are working inspectors. Three to five jobs a week. They were not looking for new software. They were looking for hours.
I used to eat dinner while finishing reports. Now I am done by 6 PM and the report has been in the client's inbox since 4. The agents are starting to ask what changed.
I was skeptical that AI could handle real inspection language without getting things wrong. I was wrong. It knows the difference between a safety concern and a deferred maintenance item. That distinction matters for liability and it gets it right consistently.
We run a five-inspector operation. Before InspectionAI, report quality varied by who was doing the writing that night. Now every report reads the same. Clients cannot tell if it was me or my newest hire. That is brand consistency we never had before.
Pricing
No per-report fees. No seat limits that penalize you for growing. Flat monthly pricing that makes sense whether you run one inspector or fifteen.

Questions
It depends on your setup. Most inspectors use InspectionAI to generate the draft and then export into their current system during the transition. Inspectors using HomeGauge, Spectora, or ISN can import directly via our integrations. If you want to go all-in, InspectionAI handles the full workflow including delivery.
You are always the inspector of record. InspectionAI produces a draft; you review and approve before anything goes to a client. Sections flagged as low-confidence are highlighted in yellow for your attention. The tool cannot send a report without your explicit approval. Think of it as a very capable first draft, not an autonomous writer.
InspectionAI has been reviewed by three major E&O carriers that cover home inspectors. None required policy modifications. The reason: the AI does not make findings. It documents your findings. You are still the licensed professional certifying the report. That distinction is what carriers evaluated and approved.
Yes. Commercial mode is available on Pro and Company plans. It includes additional system categories for commercial properties: elevators, fire suppression, loading docks, rooftop mechanical, and ADA compliance items. The voice narration recognizes commercial terminology and routes findings correctly.
Your data is encrypted in transit and at rest. We do not use your inspection content to train AI models. Reports are retained for 7 years to match standard inspection record-keeping requirements, then deleted unless you request extended retention. You can export everything at any time with a single click.
Fourteen days and ten full inspections, whichever comes last. We want you to see it across a real week of work before you decide. No credit card required to start. If you run more than ten jobs in two weeks, contact us and we will extend the trial without question.
