## How I got here

Gary Paulson posted a screenshot of this in the Self Storage Talk Facebook group with "anyone used this?" and about 40 people piled on asking the same question. Nobody had an actual answer. I bookmarked it and forgot about it for two weeks. Came back to it this morning because I spent Tuesday night manually texting four overdue tenants and it took me 45 minutes I did not have.

## What I clicked first

"Run Your Facility Like You Have a Full Office Staff" -- fine, that is every SaaS product ever. But then I kept reading and the specific stuff caught me. Day 5, Day 10, Day 20 escalation sequences. State-specific lien notice templates. That is not generic AI marketing copy. Whoever wrote that has actually been inside the self-storage industry. Most software pitched to me leads with "streamline your workflow." This one listed lien notices. That got my attention.

The 7 AM daily brief thing also landed. I open the facility at 8 and the drive from the house is 14 minutes. Checking a prioritized summary at 6:50 before I leave would actually change my morning.

## Where I paused

"The messages sound like me -- tenants have no idea it is automated." That is Marcus J. from Georgia, 124-unit facility. I stopped on that because it is the thing I keep hearing is the problem with AI for tenant communication. My late-payers are not strangers. Half of them I know by name. Mike in unit 34 lost his job in January. Janet in 88 pays late every month but she has been with me eight years and has never gone delinquent.

I do not want a system that blasts Mike with "FINAL NOTICE: lien proceedings begin in 10 days" on Day 20 because it does not know what I know. Are they counting people who paid within 30 days regardless? What was the pre-StorageAI baseline for the operators in that number?

"3.2 hrs admin saved per operator per week." This is the kind of number that is almost certainly self-reported from a survey of 12 customers. It is too precise to be real and too vague to verify.

"12% average occupancy lift in 60 days." I have been running 89-91% occupancy for three years. If a software tool could reliably add 12 points on top of that, every REIT would be mandating it company-wide. This number probably comes from operators who were at 65% occupancy and had a dozen unanswered leads rotting in their inbox. It does not apply to me, and the page makes no effort to say who it applies to.

The testimonials bother me slightly. Randy T., Oklahoma. Denise M., Tennessee. Marcus J., Georgia. No last names, no facility names. I cannot find these people. They might be real. They might not be. A page this polished should be able to get a real name from at least one operator.

## What would convince me

One operator I could actually call. First name, last name, facility name, phone number. Not a quote. A reference. Self-storage is a small world. If this works, somebody knows somebody who uses it and can vouch.

Or: show me 90 days of actual collections data from a single facility that looks like mine -- 100-120 units, one owner operator, SiteLink, no staff. Not aggregate numbers. One facility. What was the late payment rate in month one, month two, month three. What happened on the accounts where it escalated wrong and how did the operator fix it.

## What I'd ask in an email reply

1. When I pause the autopilot for a specific tenant, what does the system do with that account going forward? Does it stay paused until I unpause it manually, or does it reset next month and I have to remember to pause it again?

2. If I cancel, what exactly happens to my data? You say "cancel any time with your data intact" but what format does my data come back in and how long do you keep it after I cancel?

3. How does the prospect re-engagement actually work? When a unit opens that matches what someone inquired about, what does the message say and who does it appear to come from?

## Verdict: on-the-fence

The page is more specific than anything else I have seen in this space and it is clearly written by someone who knows what a lien notice is. But the three headline stats feel cooked and there is no way to verify the testimonials. I would reply to a founder email if one showed up. I would not click "Start Free Trial" cold.
