# Kevin Stoltz, Listing Agent / Team Lead at Ridgeline Realty Group — read of Frontage, May 14 2026

> 9 years selling residential in the Denver metro, currently running a 3-person team out of a boutique independent brokerage. About 8-14 listings a month in the spring cycle.

## How I got here

Facebook ad, Tuesday night, sitting in my truck outside a showing. The creative was just the sample listing copy — the Kirkland Craftsman thing — no headline, no logo, just the paragraph. That's unusual. I swiped up mostly because I was bored and the copy was actually good. Landed on the full page and read most of it before my client texted me.

## What I clicked first

The live demo in the hero. The input was "4BR/2BA craftsman, 1928, renovated kitchen, original hardwood floors, huge backyard, walk to downtown Kirkland, $875k" and the output genuinely surprised me. "Original hardwood floors carry the warmth of another era through sun-filled rooms" is the kind of sentence I'd write myself on a good day, except I never have a good day at 11 PM after a double showing. So the product demo is doing its job. That's rare. Usually these things show you the most flattering possible output with a fabricated input. This one felt plausible.

## Where I paused

The problem section. Specifically: "You are a skilled negotiator, a market expert, and a trusted advisor. Copywriting is not your job -- but it is your problem." That's an unusually honest framing. It doesn't try to make me feel like bad copy is my fault. It just names the structural reality. I've handed a listing to my assistant before specifically because I couldn't face writing another description for a beige ranch. The "45-90 minutes" estimate is accurate. I spent 70 minutes on one last Thursday for a listing that didn't justify it.

## What I distrusted

Three things, in descending order of how much they bother me:

First: "3.2x more showing requests reported." Reported by who? This number is floating in the hero with no citation, no asterisk, nothing. It reads like a made-up confidence number. If this is real, show me the study. If it's self-reported from a handful of beta users, say that. The word "reported" is doing a lot of work here.

Second: "94% of agents post without editing." Same problem. Where is this from? There's a sample size of zero attached to it. It might be true. It might be five people in a Slack channel. I've seen too many landing pages throw percentages around like they're peer-reviewed.

Third: The testimonials. Maria Delgado, David Huang, Jenna Torres. These feel fine but two of them have no last name on the photo credit — just "Independent Agent, Phoenix AZ" with a full name in the quote body. The David Huang one is the most suspicious: "I haven't told them it takes me four minutes now instead of an hour. That's between us." That's a screenwriter's line. Real agents don't talk like that in a review box. Sarah K. at the top — "Sarah K., Broker Associate, Seattle, WA" — no photo at all. If these are real, make them real. LinkedIn links, headshots, brokerage names.

## What would convince me

One thing: a real before/after from a verifiable agent. Not "Maria Delgado, Phoenix" but Maria Delgado, @mariadelgadohomes on Instagram, here's the listing she input and here's the MLS description that went live. I can go check if that listing sold fast. I can see if her captions match the output. That's the kind of proof that would close me. I don't need a case study PDF, I just need one real agent I can look up who isn't hiding behind a first-name-plus-city attribution.

Alternatively, if they can show me the custom voice profile actually working — like, here's an agent's past listings fed in, here's the before/after on new copy — that would address my main concern, which is that it'll sound like every other agent's AI copy within 6 months.

## What I'd ask in an email reply

1. The "3.2x more showing requests" stat — what's the actual source, and what was the sample size and control group?

2. At the Professional tier, the "custom tone voice profile" — how does that actually work? Do I paste in past listings? Do I answer questions? How long does it take to feel like me instead of generic agent voice?

3. What happens when the MLS flags AI-generated content? Some local boards are starting to care about this. Is there any guidance or do I just hope nobody notices?

## Verdict: curious-enough-to-reply

The demo copy is genuinely good, the problem framing is honest, and the pricing is low enough that the bar to try it is basically "do I have 10 minutes." The fake-feeling stats and the testimonials that are just a bit too smooth keep me from being a straightforward yes, but I'd reply to find out if there's a person behind this who can give me straight answers.
