# Derek Polak, Independent Mortgage Broker at Polak Lending (Frisco, TX) — read of Mortgage AI, May 11, 2026

> Nine years originating, now running my own shop with two processors and about 18-22 loans a month. Still on Encompass, still sending docs via email half the time, still losing hours I don't have.

## How I got here

Lost a deal two weeks ago to Rocket. Borrower told my Realtor partner the process "just felt easier over there." That stung. I typed "automated document collection mortgage broker" into Google and this was the third result. I clicked it more out of frustration than genuine research mode.

## What I clicked first

The line that made me keep reading was "your borrowers won't wait weeks for document collection anymore." That's real. I've got a file right now that's been open 19 days and I'm still waiting on two months of bank statements. The hero headline "Close More Loans, Work Fewer Hours" is generic enough that I almost bounced, but the subhead got specific fast, and specific is what made me stay.

I also immediately clicked "Pricing" before reading anything else. That's just what I do.

## Where I paused

The condition tracking description stopped me: "Mortgage AI notifies you when a condition is approaching a deadline, when a borrower has not responded in 48 hours, and when a file has gone more than five days without movement." That is an actual problem I have. Right now I manage this with a color-coded spreadsheet and I miss things. If this actually works the way they describe, that feature alone is worth real money to me.

I also stopped at Alex W.'s testimonial: "My pull-through rate went from 67% to 81% in 90 days." That's either fabricated or one of the most meaningful data points I've seen on a vendor page in years. I genuinely couldn't tell which.

## What I distrusted

The social proof has no last names. "Marcus T., Independent Broker, 22 loans per month." That's it. No NMLS number, no city, no company name. In this industry, every broker has a public license record. If Marcus is real, showing his NMLS number and a headshot would cost nothing and prove everything. The fact that they didn't do that makes me think Marcus might not exist, or exists but didn't want to be associated publicly, which is its own kind of red flag.

The stat "68% Less time on intake admin" has no denominator. Less than what? Compared to whom? Measured how? That number could mean anything or nothing.

Also, "847 Brokers on platform" alongside "$2.1B Loans processed." If those brokers average 15 loans a month at $350K average loan size, they'd blow past $2.1B in about a month. So either the platform is very new, or the broker count is padded, or the loan volume is underreported. The numbers don't triangulate cleanly when I try to reverse-engineer them.

The "Unlock the dossier for $5" button in the nav confused me. I still don't know what that is.

## What would convince me

Show me a real broker. First name, last name, NMLS number, state they operate in, and a 90-second video where they talk about one specific file that would have fallen apart without this. Not a clean studio testimonial with b-roll of people typing. A broker, at their desk, a little tired, being honest.

Or: let me talk to one current customer. Just one. Give me a name and say "call her." If the product works, your customers will sell it better than you will.

The Encompass integration claim also needs more. "Setup takes under 30 minutes for most brokers" feels like it was written by someone who has not actually connected to a lender's Encompass instance. Walk me through what the integration actually does and what data it touches.

## What I'd ask in an email reply

1. The intake scoring feature -- what actually happens with a lead that scores low? Does the borrower get told they're not ready? Can I customize that message? I've had leads I wanted to stay warm for 6 months that an automated rejection email would have torched.

2. RESPA-compliant communication logs -- does this cover my automated reminders and status messages to Realtors, or just document transactions? I have had a compliance audit and the question is not hypothetical.

3. Can I see a real pipeline dashboard, not a screenshot? I want to look at what a 20-loan pipeline actually looks like in the UI before I move anything over.

## Verdict: on-the-fence

The problems they're describing are real, and a few of the feature descriptions are specific enough that someone who originates loans probably wrote them. But the anonymous testimonials and the stats that don't quite add up make me want to verify before I trust, and right now there's no easy way to do that from the page.
